That’s where we come in. Conveyancing Marketing Services Ltd. (CMS) was formed by directors, David Buthlay and Sharon Buthlay,to provide a first class conveyancing service at a fixed price. Yes, that’s correct! A fixed price. No charging by the letter or the hour, no hidden extras, or bogus disbursements. A fair and fixed price conveyancing quote is what we demand from the conveyancing solicitors on our panel.

Managing a panel of conveyancing solicitors, with offices throughout England & Wales, is a challenge. Keeping our promises to our customers and ensuring that they receive the standard of conveyancing we promise, at the price we promise, is a full time role. Customer service is our main focus.

A legally binding contract

Every firm of conveyancing solicitors, or licensed conveyancers, on our panel enters  into a written contract to provide their conveyancing services at the price we quote.  Our contract covers not only the conveyancing costs charged but also the ‘no completion, no fee’ promise and our service charter.

Qualifications checked

Solicitor qualifications are checked, practising certificates obtained, legal indemnity insurance obtained and all checked back with the Law Society – now the Solicitor’s Regulatory Authority. We also now carry out a search called Lawyer Checker to ensure the solicitor practise is not bogus.

Efficiency checked

Every conveyancing firm on our panel is monitored throughout each and every transaction – anyone not up to the mark is removed from the panel – it’s as simple as that. We have software that helps us do this and we listen to our clients and act on their feedback.

Final bill checked

If you ask us we will check your final conveyancing bill against our initial conveyancing quote to ensure that it matches. If it doesn’t we’ll sort it out.

Communication

Communication is the key to a happy client and a successful property sale or purchase.  Our panel of conveyancing solicitors are as aware of this as we at CMS are.  Our conveyancing service charter requires our panel solicitors to respond to telephone calls, emails and letters within set time limits.  Our software pro-actively prompts if this is not done.

At CMS we return your call or email the same working day, usually within a few minutes.

Who’s working for me?

When you instruct a conveyancing solicitor through CMS we immediately give you the name, contact number, email and address for your solicitor.  Your solicitor and their assistant will work on your behalf up until your conveyancing transaction is legally completed.
